Porches and planning permission.

Good news a porch doesn’t necessarily need planning permission and can be considered permitted development. For details on how your porch must conform to avoid planning permission and be considered permitted development see the image to the side.

What steps to take next when dealing with permitted development?

Once you have established the area where you would like your porch and made sure the design meets the requirements to qualify for permitted development and avoid planning permission as shown in the diagram above the next stage is to apply for a lawful development certificate.

A lawful development certificate otherwise known as an LDC is not a legal requirement however is well worth getting as it proves the legality of your porch project to future buyers as well as your local authority.

To apply for a lawful development certificate you can apply to your local council via the planning portal online application service.
